Joliet Residential Landlord Evictions Lawyer

Rental and Commercial Property Eviction Attorney for Will County Landlords

Chicago suburb landlords maintain a busy schedule, especially when dealing with numerous rental properties. Along with showings, maintenance, and financial bookkeeping, sometimes you have to deal with non-paying or disruptive tenants who do not live up to the terms of their lease and must be evicted.

Every day a perpetually delinquent renter stays, it hurts your entire business, but evicting problematic renters can be time-consuming and stressful. Landlord Evictions, LLC is here to handle the unpleasantness and inconvenience for you. We enact an efficient and cost-effective process that ensures renter removal so you can bring in a new tenant quickly.

Residential Eviction Process

When it becomes apparent a residential eviction is necessary, Illinois law states you cannot threaten a tenant, lock them out, or shut off utilities in an attempt to force their exit. At the same time, you do not want to offer too much leeway, which may be exploited.

With Landlord Evictions, LLC, we meticulously follow all local and state procedures to make sure there are no unnecessary complications. This begins with the drafting and delivery of a five-day notice to the tenant demanding payment for the owed amount. If they do not pay in the required timeframe, we will file an eviction action with the county in which the property is located. With the subsequent issuance of an eviction order, the property should be secured in four to six weeks if the tenant has not already vacated.

For month-to-month renters, we will serve the required 30-day notice. All aforementioned procedures apply. In both scenarios, if forced removal becomes necessary, we will pursue action by the county sheriff.

Commercial Property Evictions

Whether you rent out a commercial space utilized as an office, retail store, restaurant, or warehouse, you can compel a tenant to leave via court action. Landlord Evictions, LLC can serve a renter with a five-day notice for lack of payment, a 10-day notice for a different lease violation, or a 30-day notice for a month-to-month tenant. If noncompliance continues, we will pursue an eviction order. The renter is then entitled to a bench or jury trial unless terms of the lease contain a waiver of a jury for the latter. This hearing typically occurs within three weeks, and Landlord Evictions, LLC will illustrate the full reasoning behind the eviction, with supporting documentation. If the order is granted and the tenant fails to comply, law enforcement will forcibly remove them.

Leases and Drafting Services

Every property is different, so you do not want to utilize a lease template. To ensure any residential or commercial leases you provide tenants are in adherence with all applicable statutes, Landlord Evictions, LLC creates residential lease agreements and commercial leases designed specifically for your property. We address all conceivable points of contention so you are protected.
